this is an average inventory of our warehouse consisting of CNC machines and large format printers. Our running inventory averages between 400 and $750,000.00 worth of equipment at any given time. From the beginning of this lease it has been nothing but a nightmare with Keybox Storage and its employees. From messing up deposit amounts and such to lack of help, repair or maintenance. Below are a list of issues along with supporting Pictures, Documents etc. Regardless of the situation the only response ive ever gotten is pay pay pay and then we will repair, We paid when the lease started and they promised to fix the issues we outlined during our walk through, That never happened, Then we had our trucks broken into 3 times, We needed them to send a letter to the police dept requesting police presence, That took them 10 days to accomplish, During that time we had another breakin.

We then said we need this stuff fixed or we cannot continue to pay, They filed for an eviction, I paid them $3200.00 and pleaded to have the issues fixed, Nothing was fixed, Just told their contractor really likes us but is busy....

Mid august we had a storm come through and break in two doors, Main big door and side door, compromising not only the environment inside but the safety. :Nothing was repaired. :This kept going on for months.

We ended up fixing a few of the leaks as they were costing 10's of thousands of dollars to move around equipment, Cover with tarps inside etc. It also limited our ability to show customers inventory in fear they would see the water damage and dingy conditions.

Hurricane Helene Hit in September 2024, Compromising the roof, Ripping off doors and a number of significant issues. To date as you can see in the documents and files below nothing has been fixed, We have lost customers, WE have lost equipment and cannot financially recover from any of this.

pleas for help regarding the conditions of the property. these are only a couple. I have over 100.

hurricane happened September 25 2024, NOVEMBER the landlord is still telling me charles is busy knowing i have all this equipment just exposed to the weather. YET demanding rent be paid.

This is jeremy telling me how Charles the contractor really likes us but hes busy.

Drafts for their New Sign out front. This was the 7th mock up of that sign. Note the sign was built and they refused to pay for it. Here is the ivoice for which they refuse to pay.

This is when i tried to pay with my visa, The credit card company flagged it as fraud and would not allow me to pay. had to order a new card.

after repeatidly asking for repairs and none being done we could not afford to continue to pay rent considering the amount of losses we have incurred to date.

the last piece of machinery we could not get out of the building due to the damages sustained by hurricane helene resulted in this machine not being able to be delivered as it trapped our trailer and machine in the building. jeremy and Raul refused to fix the door that would fit any of these items through. My customer has since filed theft charges against me regarding this matter regardless of me explaining we literally cannot open a single door in the shop because the property management will not fix.

Employee waited onsite for 2 days for Jeremy to have his HVAC guy come and repair the leaks. The AC was not working and leaking causing water to land on our signage and our Office PC rendering it completely broken.

More pleas and attempts to salvage the relationship and get things resolved. Just to be met with rude response and inaction regarding the horrible conditions of the shop.

Breakdown of past information, Requests for repairs among an option for getting squared up and an amicable resolution to the issues we were having.

1 of 4 emails showing them the damage from the hurricane on 11/26. we had to strap the doors closed and Tarp the giant hole in the wall. That hole and straps are still there today.
Current Warehouse Condition
Everything but the one machine is in the building, Due to previous mentioned issues we have not been able to unload this machine. I was forced to move out of the facility and find safe alternatives for our equipment. The last piece of equipment is the piece we had stuck in there since the hurricane and not till recently were we able to even remove our trailer. The landlord has also allowed people into our facility without prior notice or written consent

Current Warehouse Condition
Everything but the one machine is in the building, Due to previous mentioned issues we have not been able to unload this machine.
